Commercial roof warranty maintenance: protect the coverage you already paid for
Your roof warranty can be denied on the day you need it most. Not because of the roof, but because of an inspection nobody scheduled, a record nobody kept, a rooftop unit nobody approved, or a leak notice sent a week too late.
Every major manufacturer writes those same conditions into its warranty. Met on schedule, they leave you with a roof that stays covered, documented and defensible. This guide quotes them word for word and shows how to keep them.

Where coverage is lost
Four small lapses that cost owners their coverage.
None of them is about the quality of the roof. All of them are about timing and paper. And every one is written into the warranty itself.
- The missed inspection. Carlisle: “Inspect the roof at least every six months.” Soprema asks for two documented inspections a year. GAF lists inadequate maintenance as its first exclusion.
- The missing record. GAF says to “keep records of this work.” Carlisle: “Owner must retain records.” A Soprema claim needs “A copy of your Care and Maintenance log.” An inspection nobody wrote down is hard to prove.
- The unapproved rooftop unit. At Elevate, a missing approval for an alteration “shall render this Limited Warranty null and void.” GAF, Carlisle, Sika and Johns Manville also require written approval first.
- The late notice. Most manufacturers allow 30 days. Sika’s sample allows one business day. Johns Manville calls late notice “a material ground for termination.”
Kept on schedule, the same four things are exactly what a manufacturer looks for when it reviews a claim.
What a denied claim looks like
It rarely starts with a bad roof. It starts with a missed step.
Here is how ordinary weeks add up to a denial. Every step is common. None of them felt urgent at the time.
Illustrative scenario. A composite, not a real building, client or claim.
- MarchA tenant’s HVAC contractor sets a new curb for a rooftop unit. The work looks clean. Nobody asks the manufacturer for written approval.
- MayThe spring inspection slips to next quarter. The last written report on file is 18 months old.
- August 4After a week of storms, water reaches the racking. The property manager emails the roofer, opens a work order and assumes that counts as notice.
- September 10Written notice finally goes to the manufacturer. It is day 37.
- OctoberThe investigation traces the leak to the new curb. The response cites an unapproved addition, no recent maintenance records and late notice. Coverage is denied.
- The meetingSomeone now has to explain to ownership why a warranty they paid for will not pay, and why the repair and the next leak are the owner’s cost.
What would have changed the outcome
- The owner’s request for written approval, sent to the manufacturer in March.
- A spring inspection with a dated report.
- The owner’s written notice to the manufacturer, the first week of August.
- One file that shows all three.
None of it is expensive. All of it has to happen on time.
Six manufacturers, side by side
Different logos. The same owner duties.
GAF, Carlisle, Soprema, Sika Sarnafil, Johns Manville and Elevate word their warranties differently. The core duties barely change: notice by a deadline, regular inspections, records, approved repairs, written approval before rooftop changes, and transfer rules.

Why the contractor matters
Manufacturers require warranty repairs and maintenance work on the roof to be done by a contractor they have certified. Soprema says future work “must be performed by a contractor authorized to install and service SOPREMA roofing.” GAF requires a “GAF-certified roofing contractor” for the repairs it identifies.

Read your own document
Three honest differences. Sika’s public sample is a five-year membrane warranty with the shortest clock here; its system warranties were not public, so check yours. Soprema’s guide says a maintenance lapse “will not void the warranty, but could affect any future warranty claims.” And the Johns Manville sample shows no edition date.

Courts and insurers
Warranty conditions are read as written.
Not a sales argument. What the documents say, and what happened when owners tested them.
Notice: Gold Peak v. GAF
A Colorado association knew of shedding granules by 2018 and notified GAF in 2020. The warranty required notice within 30 days. Summary judgment for GAF, affirmed by the Tenth Circuit in 2024 (unpublished, residential).
Ownership: Weyerhaeuser v. TAMKO
A plant’s owner dissolved and the plant became a division of its parent. The court called it a change of ownership and held the 10-year NDL guarantee void.
Components: Bridgestone/Firestone v. Prince William Square
A jury verdict for the owner was reversed in 1995. The leaks came from fasteners Firestone did not furnish, and the warranty excluded them.
“Inspections are recommended semi-annually and before and after storms with high winds or heavy rain because roof damage such as cuts or holes can occur anytime.”
“[…] such warranties are not a substitute for proper periodic inspections and maintenance. In many instances, inspections and routine maintenance are requirements for warranties to remain in effect.”
What we did not findA published decision upholding a denial solely because maintenance records were missing. The documents make inspections and records a condition of coverage, and courts enforce conditions as written. That is reason enough to keep them.

Worked example: GAF
One manufacturer, read line by line.
We use GAF as the detailed example because its 2024 forms are public and current, and because Mammoth is a 2026 GAF GoldElite Commercial Contractor (GAF ID 1133335). The same pattern carries to every manufacturer above.

Workmanship is the difference that matters most
Only two of the three cover the installation. The System Pledge and Diamond Pledge cover “workmanship in applying the GAF Roofing Materials.” The Integrated System Limited Warranty excludes “Improper workmanship in applying the GAF Roofing Materials or any other roof component.” There, an installation leak goes back to the installer. Owner duties are nearly identical in all three.

GAF, verbatim
Three sentences that keep a GAF guarantee in force.
Short, plain and not optional. From the 2024 Diamond Pledge. Both System Pledge forms match; the Integrated System Limited Warranty carries the same maintenance sentence and 30-day notice.
“In the event of a leak through the GAF Roofing Materials, you MUST make sure that GAF is notified directly about the leak, in writing, within 30 days either online at leakreporting.gaf.com, […] or GAF will have no responsibility for making repairs. NOTE: The roofing contractor is NOT an agent of GAF; notice to the roofing contractor is NOT notice to GAF.”
“You must perform regular inspections and maintenance and keep records of this work.”
“To keep this guarantee in effect, you must repair any conditions in the building structure or roofing system that are not covered by this guarantee but that GAF concludes may be threatening the integrity of the GAF Roofing Materials. Any such repairs must be performed by a GAF-certified roofing contractor. Failure to make timely repairs may jeopardize guarantee coverage.”
A GAF visit is not your maintenance. The form says GAF’s inspections “are limited to a surface inspection only, are for the sole benefit of GAF.”

What voids or suspends coverage
Five exclusions, and how each shows up in Houston.
An exclusion means GAF will not pay for that damage. Damage from an excluded cause can put the whole guarantee at risk.

Hail, heat and tenant trades
The Gulf Coast tests every condition harder.
The duties are the same nationwide. Here they come due more often.
Hail
Excluded unless purchased
Texas recorded 902 major hail events in 2025, the most of any state for the 11th year in a row. GAF’s Diamond Pledge and System Pledge exclude hail unless an addendum covers it.

Heat
Long summers age the details
FM Global notes that aging membranes can fail from “much smaller hail and lower wind speed than they were originally tested to resist.” GAF excludes “sustained high-temperature conditions.”
The fall inspection, after a Houston summer, is the one that catches heat-aged seams, flashings and sealant.
Tenant trades
Every build-out goes on the roof
Each tenant build-out sends an HVAC or electrical contractor up top. GAF calls improperly added equipment, “sometimes added by tenants,” “a very common source of roofing problems.”
Almost every manufacturer in the table wants written approval before the curb is cut.
GAF-specific: solar on EverGuard single-ply roofs
GAF’s June 2025 PV guide sets the path for panels on its EverGuard single-ply roofs. All photovoltaic documents “must be reviewed and approved by GAF prior to the installation.” GAF inspects before and after, and a fee applies. And: “GAF guarantees do NOT cover the PV system.”
“Systems and any alterations must be installed by GAF GoldElite™ Commercial Contractors and GAF PlatinumElite™ Commercial Contractors in order to be eligible for coverage under GAF system guarantees.”
Mammoth is a GAF GoldElite Commercial Contractor, so we can do the roofing side of that work (the mounts, flashings and alterations) alongside your solar installer. On roofs under two years old, GAF says the original installer should do it.

Gulf Coast calendar
Two inspections a year, plus the ones storms add.
Carlisle, Soprema, Johns Manville and FM Global all point to twice a year, and GAF calls it optimal. On this coast we add a check before hurricane season opens on June 1.

The notice clock
Found a leak? The clock started when you found it.
The first hour is about the building. The first week is about the warranty, and that part is the owner’s.
- Protect people and contents.GAF and Soprema allow reasonable emergency repairs at your expense. Keep them temporary.
- Photograph and log it.Time, location, weather, photos inside and on the roof. Check who was up there last.
- Notify the manufacturer directly, in writing.This is the owner’s job. Thirty days at GAF, Carlisle, Soprema, Johns Manville and Elevate. The next business day in Sika’s sample. Do it this week and keep the confirmation.
- Call a roofing contractor for the repair.Notice to the roofer is not notice to the manufacturer.
- Let the manufacturer investigate.If the leak is not covered, a fee applies. GAF’s Diamond Pledge and System Pledge say the guarantee will be cancelled if that cost goes unpaid for 30 days after the invoice.
- Close the loop in the record.Permanent repair by a certified contractor, with photos, the invoice and the claim reference on file.

The file that makes a claim defensible.
Manufacturers require records but rarely hand you a format. This is the file we keep for every roof in our program.
- The warranty itself, with manufacturer, warranty number, form, term and registration.
- As-built information: system, layers, attachment, roof plan and install date.
- Inspection reports, dated, with a photo and plan location for each finding.
- Repair records: who did the work, their certification, materials, photos, invoices.
- A roof access log: every visit, name, company, purpose and areas walked.
- Manufacturer correspondence: leak notices, confirmations, approvals, transfer requests.
- Storm records: inspections after hail, high wind, heavy rain and named storms.
- Rooftop changes: what was added, when, by whom, and the approval behind it.

What stays with the owner
Two duties stay with you, and no contractor can take them over. Leak notice goes directly to the manufacturer, in writing and inside its deadline. And the manufacturer’s written approval comes before anything new goes on the roof. Our records show the roof’s condition and what has changed on it.

Selling the building
The warranty does not follow the deed on its own.
Every manufacturer sets its own transfer rule, and the windows are short.
- GAF: written request within 60 days of the ownership transfer, plus any repairs GAF identifies under the Diamond Pledge and System Pledge. A fee applies. Otherwise the guarantee is “NOT otherwise transferable or assignable by contract or operation of law.”
- Soprema: written request “no later than 6 months after ownership changes,” with a fee and any needed repairs.
- Johns Manville: at JM’s discretion, with the fee due within 30 days of the transfer.
- Carlisle, Sika and Elevate: their own procedures. Carlisle requires an inspection and a fee, Sika its advance written approval, and Elevate the current transfer fee.
A change of owner can be broader than a sale. In Weyerhaeuser v. TAMKO, a corporate restructuring was enough to void a guarantee with no transfer path at all.

What do commercial roof warranties require to stay valid?
The major manufacturers ask for the same core things. Give the manufacturer written notice of a leak within its deadline: 30 days for GAF, Carlisle, Soprema, Johns Manville and Elevate, and the next business day in Sika’s sample. Inspect regularly, usually twice a year, and keep records. Use a contractor the manufacturer has certified for repairs. Get written approval before rooftop changes or new equipment. And follow the transfer rules when the building changes hands.

Does telling my roofer about a leak count as notice to the manufacturer?
Not under GAF’s forms, which say in capital letters that the roofing contractor is not an agent of GAF and notice to the contractor is not notice to GAF. The other warranties reviewed here also direct notice to the manufacturer itself. That step is the owner’s: notify the manufacturer directly, in writing, and keep the confirmation.

Can our own maintenance staff do the inspections?
The warranties reviewed here require regular inspections and records, but most do not say who must inspect. Repairs are different. GAF requires a GAF-certified contractor for repairs it identifies, and Soprema requires any future work on the roof to be done by a contractor authorized to service its roofing. Many owners pair staff walk-throughs with a certified contractor for scheduled inspections and repairs.

Do solar panels or new HVAC units void a roof warranty?
They can, if they go on without the manufacturer’s written approval. GAF, Carlisle, Sika, Johns Manville and Elevate all name rooftop additions or solar in their approval terms. On GAF EverGuard single-ply roofs, GAF’s June 2025 PV guide adds document approval before installation, GAF inspections before and after, and installation by GAF’s top certified contractors, including GoldElite. GAF guarantees do not cover the PV system itself.

How long do I have to transfer a roof warranty when I sell the building?
It depends on the manufacturer, and the windows are short. GAF requires a written request within 60 days of the ownership transfer. Soprema allows up to 6 months. Johns Manville requires its transfer fee within 30 days and transfers at its discretion. Carlisle, Sika and Elevate set their own procedures and fees.

How often should a commercial roof be inspected on the Gulf Coast?
Twice a year, spring and fall, is what GAF, Carlisle, Soprema, Johns Manville and FM Global point to, plus after hail, high winds, heavy rain or named storms, and after any trade work on the roof. In Houston, add a check before hurricane season opens June 1.
