GAF Diamond Pledge NDL Roof Warranty for Houston Commercial Roofs

A roof guarantee is a contract with conditions, not a promise that every leak is free. For owners in Houston and the Bay Area, the details that matter most are the dollar cap, the workmanship coverage, the wind exclusion and the 30-day notice rule. This guide reads GAF's own sample documents so you know what you are buying before the roof goes on.

The short answer

GAF Diamond Pledge NDL: what Houston owners should know.

The GAF Diamond Pledge NDL Roof Guarantee covers leaks in the entire GAF roofing system caused by manufacturing defects, ordinary wear and tear, or workmanship, and GAF's sample says there is no dollar limit on covered repairs. That is what NDL means in practice. GAF's System Pledge also covers workmanship but caps GAF's total liability, and the Integrated System Limited Warranty excludes workmanship.

Only GAF GoldElite and PlatinumElite contractors can offer Diamond Pledge. Mammoth Services in Houston is a GoldElite Commercial Contractor and can offer it on qualified projects. Eligibility, terms and coverage are set by GAF and depend on the roof system and project. GAF's sample excludes winds over 55 mph and hurricanes unless an addendum applies. Call (832) 416-1566.

NDL explained

What NDL means, and why the dollar cap is the real difference

NDL stands for no dollar limit. The phrase describes how much the manufacturer will spend fixing covered leaks over the life of the guarantee.

Every GAF commercial guarantee has a ceiling or it does not. GAF's sample Diamond Pledge NDL document states plainly: there is no dollar limit on covered repairs. GAF's sample System Pledge Roof Guarantee, by contrast, sets GAF's maximum liability over the life of the guarantee at a dollar amount per 100 square feet of roof area, filled in when the guarantee is issued. The sample Integrated System Limited Warranty caps GAF's liability at the original installed cost of the GAF roofing materials.

Why does a cap matter if the roof rarely leaks? Because the leaks that matter come late. Twenty years into a roof, labor costs are higher, and a systemic seam or flashing problem can cost more to correct than a capped guarantee will pay. With a capped guarantee, the owner covers the difference. With NDL coverage, GAF covers the covered repair, subject to the guarantee's terms and exclusions.

The second difference is workmanship. Material-only warranties leave the owner to chase the installer for installation errors. Diamond Pledge and System Pledge both include workmanship in GAF's comparison. The Integrated System Limited Warranty does not, and its sample specifically excludes leaks caused by improper workmanship.

Coverage

What Diamond Pledge covers, and what it excludes

GAF calls the coverage Edge To Edge. The exclusions are just as important to read, especially on the Gulf Coast.

01

Covered: leaks through the GAF system

Per GAF's sample, GAF will repair leaks through the GAF roofing system, including base flashing, insulation and metal flashings, when the leak results from a manufacturing defect, ordinary wear and tear, or workmanship. Leaks caused by non-GAF materials are not covered, which is why the full assembly matters at bid time.

  • Membrane, base flashings, GAF insulation and metal flashings in the system
  • Material defects and installation workmanship
  • No dollar limit on covered repairs
02

Excluded: severe weather unless added by addendum

The sample excludes unusual weather or natural disasters including winds in excess of 55 miles per hour, hail, floods, hurricanes, lightning, tornadoes and earthquakes, unless covered by an addendum. In Houston, that line is not theoretical.

  • Wind over 55 mph
  • Hail, hurricanes and tornadoes
  • Floods and lightning
03

Excluded: damage the owner controls

The sample also excludes inadequate maintenance, foot traffic unless GAF walkways are installed per GAF instructions, chemical attack including grease or oil, moisture from inside the building, condensation, deck movement, and design defects. For EverGuard Extreme TPO it excludes exposure in excess of 195°F.

  • Skipped maintenance and missing records
  • Unprotected traffic paths to equipment
  • Kitchen grease and process exhaust
04

Not covered: anything that is not a leak

The guarantee covers leaks. It does not cover cosmetic issues, blisters that have not leaked, or interior damage. GAF's sample states it is not liable for consequential or incidental damages, including interior damage and mold growth. That is what property insurance is for, so read both documents together.

Houston reality

The 55 mph line and Houston storms

Two recent events show why owners should read the weather exclusion before they read the term length.

When Hurricane Beryl made landfall near Matagorda on July 8, 2024, NWS Houston recorded unofficial peak gusts of 84 mph at Hobby Airport and 83 mph at Bush Intercontinental. On May 16, 2024, NWS described a swath of 100+ mph winds through the Houston metro during a derecho. Both well exceed the 55 mph threshold in GAF's sample guarantee.

That does not make a guarantee worthless. It means storm damage is generally a property insurance question, while the GAF guarantee handles the long, slow failures: seams, flashings, material defects and workmanship over decades. Ask whether GAF offers a wind speed addendum for your project and what it requires. For storm losses, check your policy and talk with your insurer or agent; this page is not insurance or legal advice.

Wind design still matters. A roof built to the right fastening and edge requirements is more likely to ride out a storm with no claim at all. Bay Area owners in TWIA's designated area should also read our Texas windstorm requirements guide.

Owner duties

What the owner must do to keep a Diamond Pledge in force

Most guarantee disputes start with an owner duty that was missed. These come straight from GAF's sample. For the maintenance schedule itself, see our warranty maintenance requirements guide.

  1. Report leaks to GAF in writing within 30 days

GAF's sample says the owner must make sure GAF is notified directly about the leak, in writing, within 30 days, by the online portal, email or mail. It also says the roofing contractor is not an agent of GAF, so notice to the contractor is not notice to GAF. Do both.

  2. Understand the investigation cost

By reporting a leak, the owner authorizes GAF to investigate. If the leak is not covered, the sample says the owner agrees to pay a $500 investigation cost, and the guarantee is cancelled if it is not paid within 30 days of invoice. A contractor's leak investigation first can save that cost.

  3. Make emergency repairs carefully

Temporary emergency repairs are allowed at the owner's expense if they are reasonable, customary, and do not permanently damage the GAF materials. Permanent repairs of non-covered conditions GAF identifies must be done by a GAF-certified contractor.

  4. Get written approval before changes

Changes in building use, added overburden, modifications or additions after completion require GAF's prior written approval. New rooftop units, solar arrays, antennas and pipe racks all count. Plan them with your contractor before the trucks arrive.

  5. Keep maintenance records

The sample excludes inadequate maintenance, including failure to follow GAF's scheduled maintenance checklists. Dated inspection reports and photos are the evidence. Our partner Roof React keeps them in a Roof Passport through its RAMP program.

Paperwork

Registration, GAF inspections and transfer on sale

Three administrative points decide whether the guarantee works when you need it, or when you sell.

Registration

GAF states that all of its commercial limited warranties and guarantees must be registered under its registration requirements. GAF's samples also say GAF has no obligation until installation and supply bills and the guarantee fee are paid. Get the issued guarantee, not a proposal line item.

What GAF inspects

GAF's sample says any GAF inspections are limited to a surface inspection only and are for GAF's sole benefit. GAF does not practice engineering or architecture. An inspection does not waive any guarantee term, so it is not a substitute for your own maintenance inspections.

Transfer to a buyer

Diamond Pledge can transfer for the remaining term only if a written request reaches GAF within 60 days after the ownership change, the repairs GAF identifies after inspection are completed, and a $500 assignment fee is paid.

Other GAF documents differ

The System Pledge sample uses the same 60-day, repair and $500 conditions. The Integrated System Limited Warranty sample lists a $250 assignment fee. Always confirm against the document issued for your building.

Longer terms

GAF lists Diamond Pledge terms up to 25 years for GoldElite contractors and up to 35 years for PlatinumElite on qualifying systems. GAF's WellRoof Guarantee Extension, offered through PlatinumElite contractors, requires annual inspection by that contractor.

Clear Lake, Houston

Technical offices near Johnson Space Center add antennas and equipment over time, and each change needs GAF's written approval to keep coverage intact. Commercial roofing in Clear Lake

Questions

GAF Diamond Pledge NDL: direct answers.

If your question is not here, call Mammoth Services at (832) 416-1566.

  • 01

What does NDL mean on a roof warranty?

NDL stands for no dollar limit. On a GAF Diamond Pledge NDL Roof Guarantee, GAF's sample document states there is no dollar limit on covered repairs. Capped guarantees, such as GAF's System Pledge, limit GAF's total liability over the guarantee's life. Exclusions and owner duties still apply to NDL coverage.

  • 02

What is the difference between GAF Diamond Pledge and System Pledge?

Both cover the entire GAF system, including workmanship and labor to correct leaks. Diamond Pledge has no dollar limit on covered repairs and terms up to 35 years for qualifying systems. System Pledge caps GAF's liability per 100 square feet of roof area and runs up to 20 years. Only GoldElite and PlatinumElite contractors can offer Diamond Pledge.

  • 03

Does the GAF Diamond Pledge cover hurricane or wind damage?

Not by default. GAF's sample guarantee excludes winds in excess of 55 miles per hour, hail, hurricanes and tornadoes unless covered by an addendum. Storm damage is generally a property insurance matter. Check your policy with your insurer or agent, and ask your contractor whether GAF offers a wind addendum for your project.

  • 04

How do I file a claim on a GAF commercial roof guarantee?

GAF's sample requires the owner to notify GAF directly, in writing, within 30 days, through its online portal, email or mail. Telling your roofing contractor is not notice to GAF. If GAF investigates and the leak is not covered, the sample says the owner pays a $500 investigation cost.

  • 05

Is a GAF Diamond Pledge guarantee transferable when I sell the building?

Yes, with conditions. GAF's sample allows transfer for the remaining term if a written request reaches GAF within 60 days after the ownership change, repairs GAF identifies after inspection are completed, and a $500 assignment fee is paid. Otherwise the guarantee cannot be transferred.

  • 06

How long is a GAF Diamond Pledge NDL warranty?

GAF lists Diamond Pledge terms up to 35 years for qualifying systems. The available term depends on the system, membrane thickness and contractor tier: GAF lists up to 25 years through GoldElite contractors and up to 35 years through PlatinumElite. Mammoth Services is GoldElite. Eligibility, terms and coverage are set by GAF.
