GAF EverGuard TPO Roofing in Houston

TPO is the most common answer to a flat commercial roof in Houston and the Bay Area, but the membrane is only one decision. Thickness, the EverGuard or EverGuard Extreme line, how it is attached, and how the edges and penetrations are built decide how it handles our heat, rain and wind. This page lays out GAF's published specs and what they mean on a Houston roof.

The short answer

GAF EverGuard TPO: what Houston owners should know.

GAF EverGuard TPO is a heat-welded thermoplastic single-ply membrane sold in 45, 60 and 80 mil. EverGuard Extreme TPO is GAF's high-heat version, in 50, 60, 70 and 80 mil, white only. On GAF's data sheets, guarantee eligibility runs up to 30 years for 80 mil EverGuard and up to 35 years for 80 mil EverGuard Extreme on qualified systems, subject to GAF's requirements and the contractor's tier.

In Houston and the Bay Area, a white TPO roof reflects much of the summer sun, and GAF's own lifespan article puts TPO at 20 to 30 years with care. Mammoth Services, a GAF GoldElite Commercial Contractor, installs and repairs EverGuard systems. Eligibility, terms and coverage are set by GAF and depend on the roof system and project. Choosing a line

When EverGuard Extreme is worth it, and when standard EverGuard is enough

The upgrade buys heat-aging margin and longer available guarantee terms. Whether that pays off depends on the roof.

01

Pick EverGuard Extreme for heat load and long horizons

GAF positions EverGuard Extreme for high-heat and solar applications. Its data sheet reports heat aging under ASTM D573 at 275°F for 8 weeks with no cracks, and weathering results more than double the standard EverGuard line. GAF notes the 50 mil Extreme carries the guarantee coverage of a standard 60 mil TPO.

  • Owners holding the building 20 years or more
  • Roofs next to reflective walls or with rooftop solar
  • Buildings where the longest available GAF term matters
02

Pick standard EverGuard for color, roll width and budget

EverGuard TPO comes in many colors and in 12 ft rolls, which means fewer field seams on large open roofs. GAF reports EverGuard TPO showed no cracking after 105 days of accelerated heat aging at 275°F in an independent study. For many warehouses and offices, a 60 or 80 mil EverGuard system is a sound fit.

  • Wide-open warehouse decks where 12 ft rolls cut seams
  • Projects needing a non-white color for visibility from the street
  • Shorter hold periods
03

Know the heat clause in the guarantee

GAF's sample Diamond Pledge NDL guarantee excludes damage from sustained high temperatures, and for EverGuard Extreme systems sets the line at exposure in excess of 195°F. Reflected heat from glass walls or equipment exhaust should be designed out, not discovered later.

  • Map exhaust and reflective surfaces before layout
  • Ask how equipment discharge will be routed

Attachment

How EverGuard TPO is attached, and why it matters in Houston wind

GAF publishes several attachment methods. The choice changes wind performance, noise and odor on occupied buildings, and guarantee length.

Mechanically attached

Fasteners and plates hold the membrane at the seams. GAF calls it quick and cost-effective and installable nearly year-round. Fastener spacing must be designed for the building's wind exposure.

Induction welded

Plates are fastened under the membrane and bonded to it by induction, with no adhesives. GAF says this qualifies for the same guarantee length as an adhered system.

Adhered with WB181

EverGuard WB181 is a water-based bonding adhesive. GAF notes it has no odor, suits occupied buildings such as hospitals, and offers excellent wind uplift performance.

Low-rise foam adhesives

For fleece-back EverGuard, GAF lists LRF Adhesive O, LRF Adhesive M, LRF Adhesive XF and OlyBond500. Foam beads can accommodate minor surface irregularities on recover projects.

Fleece-back for recovers

EverGuard fleece-back has a factory-applied polyester fleece. GAF promotes it for roof recovers, where it can add years to a roof at a fraction of the cost of a full tear-off, when the existing roof qualifies.

MembraneShield film

Select EverGuard membranes ship with MembraneShield temporary dirt-blocking film that can stay on during install and come off up to 90 days later, keeping the white surface clean for reflectance.

Climate fit

Why TPO fits Houston heat, rain and wind

Houston asks three things of a flat roof: reflect the sun, move a lot of water, and stay attached in a storm.

Heat

At Houston Hobby, the National Weather Service's 1991 to 2020 normal high for August is 93.5°F. A dark roof under that sun soaks up heat and passes it to the floors below. White EverGuard TPO has an initial CRRC solar reflectance of 0.81 and a 3-year aged value of 0.75, which means it still reflects most of the sunlight after years of weathering. GAF also lists Title 24 cool roof compliance for white. Keeping it clean helps it keep that number.

Rain

Normal annual precipitation at Hobby is 55.62 inches. TPO seams are heat welded into a single sheet, but no membrane forgives standing water at drains that are set too high or blocked. On a Houston reroof, tapered insulation and crickets that move water to drains and scuppers are as important as the membrane. GAF's sample System Pledge guarantee excludes ponding water and conditions that prevent positive drainage.

Wind

When Hurricane Beryl came ashore on July 8, 2024, NWS Houston recorded unofficial peak gusts of 84 mph at Hobby and 83 mph at Bush Intercontinental. Weeks earlier, on May 16, 2024, NWS described a swath of 100+ mph winds through the Houston metro in a derecho. TPO systems fail in wind at the perimeter and corners first. Fastener density, edge metal, and the adhesive pattern have to be engineered for the building, not copied from the last job.

Where TPO fails

The details that fail on Houston TPO roofs

The field of a TPO sheet rarely leaks first. The details do. These are the areas we inspect and build most carefully.

Seams and T-joints

Heat welds must be probed along their length. Cold welds and missed T-joint patches open over time. GAF notes 50 mil Extreme can be installed without T-joint patches and still qualify for a 25-year guarantee.

Perimeter edge metal

Edges and corners take the highest wind loads. Loose coping and gravel stop let wind get under the sheet. Edge metal is where a storm leak usually starts.

Penetrations and pipe boots

Conduit, gas lines and vent stacks need proper TPO boots or flashings. Pitch pans and sealant-only fixes age fast in Texas heat.

HVAC curbs and condensate

Rooftop units add penetrations, traffic and condensate. A short curb flashing or a condensate line dumping on the membrane creates repeat leaks that look like roof failures.

Drains and scuppers

Clogged drains turn heavy rain into ponding and overflow. Leaves, debris and sagging decks near drains are a common Houston repair call.

Foot traffic

Technicians walk the same path to equipment for years. GAF's sample guarantees exclude damage from roof traffic unless GAF walkways are installed per GAF's instructions.

Lifespan

How long do TPO roofs last in Houston?

GAF's own article on commercial roof lifespan gives TPO a range of 20 to 30 years. Where a roof lands in that range is up to design, installation and upkeep.

  1. Start with thickness

Thicker membrane has more material over the reinforcing scrim. GAF lists thickness over scrim of about 15.8 mil for 45 mil EverGuard and 31.4 mil for 80 mil. More over scrim means more margin as UV slowly wears the surface.

  2. Design the drainage

Water that sits does damage. Slope to drains, enough drains, and overflow paths sized for Houston downpours keep the membrane dry between storms.

  3. Engineer the edges and attachment

Wind events shorten more roofs than age does. Edge metal and attachment designed for the building's exposure protect the investment.

  4. Inspect twice a year

GAF's lifespan article recommends inspection and maintenance twice a year and notes that with proper care a roof can often outlast its expected lifespan. Spring and post-hurricane-season visits fit Houston well.

  5. Keep the records

Inspection reports, photos and repair invoices support guarantee claims and resale. Our partner Roof React keeps them in one Roof Passport. See roof management.

Questions

GAF EverGuard TPO: direct answers.

If your question is not here, call Mammoth Services at (832) 416-1566.

  • 01

How long do TPO roofs last in Houston?

GAF's commercial roof lifespan article gives TPO a range of 20 to 30 years and says lifespan depends on material, climate, maintenance, drainage and installation quality. In Houston, heat, UV and storms push toward the lower end if drainage and edges are poor. Thicker membrane, good slope and twice-yearly inspections push toward the upper end.

  • 02

What is the difference between EverGuard TPO and EverGuard Extreme TPO?

EverGuard Extreme is GAF's high-heat TPO. It comes in 50 to 80 mil, white only, and GAF reports much higher weathering and heat-aging results than standard EverGuard. GAF lists Extreme guarantee eligibility up to 35 years on 80 mil for qualified systems, versus up to 30 years for 80 mil standard EverGuard.

  • 03

What thickness of TPO should I use?

GAF ties guarantee eligibility to thickness: up to 20 years for 45 mil, 25 for 60 mil and 30 for 80 mil EverGuard. For most Houston commercial roofs, 60 mil is the common baseline and 80 mil adds wear margin. The right choice depends on hold period, foot traffic and the guarantee term you want.

  • 04

Is GAF EverGuard TPO ENERGY STAR rated?

GAF's EverGuard data sheets we reviewed do not state ENERGY STAR status. They do list CRRC ratings: white EverGuard TPO has an initial solar reflectance of 0.81 and a 3-year aged value of 0.75, and GAF lists California Title 24 cool roof compliance for white. Ask for current ratings when you specify a color.

  • 05

Can TPO be installed over my existing roof?

Sometimes. GAF promotes EverGuard fleece-back for recovers. A recover only makes sense if the existing roof and insulation are dry and the building code allows another layer. A moisture survey and core samples answer that. Wet insulation must come out, or it keeps damaging the deck and the new roof.

  • 06

Can Mammoth Services repair an EverGuard roof it did not install?

Yes. Mammoth Services repairs roofs whether or not it installed them, including TPO seams, flashings and penetrations, with written findings and photos. If the roof carries a GAF guarantee, owners should also notify GAF in writing as the guarantee requires. Call (832) 416-1566.
